*snugs* If you need any advice on buying a house you can ask. Haveing done so recently I know more about the tricks of the trade.. as well as inspection and examination of any soon to be home.

PS: if you don't know much about contracting... hiring a profesional to examin and evaluate the home is more then worth the price if your serious about buying it. (They will find out how old it is... look for dryrot... bugs... cracked fireplaces... exposed wires.... crumbling foundations... ect. My mom did that kind of work before she retired... so I felt skilled enough to do it myself.

Its amazing how much you can find wrong with something when you move in. Even bear bones appartments. I managed to fill pages and pages of stuff out for any appartment I looked at.
